Hidden Lakes at Meadow Woods

Board of Directors Recall Planning and Information

The Hidden Lakes at Meadow Woods community needs to come together to figure out what to do about our Board of Directors and the Towers Property Management company. The recent unprecedented Special Assessment voted by the board has left us no choice but to act. There are serious items that need to be addressed or we'll need to come up with candidates to place on recall forms to replace the current members:

  1. The Special Assessment - The Board voted to impose an additional fee on all members of the community with very little notice the same month that the quarterly dues are owed, just a few months before Christmas when people need that money. The community brings in enough money to operate if we cut other spending, and while we likely need to raise our quarterly dues, those are gradual and allow people time to adjust to the changes with a small increase every quarter.
     

  2. Jose Diaz - The current Board regularly addresses the actions of the previous board as justification for increased assessments, but the simple fact is that the primary individual responsible for the runaway spending is still sitting on the current board. The current Board cannot ever hope to separate itself from the spending habits of the previous board when the same problem member is present. Jose must be removed by recall or resign before the current board can be taken seriously as wanting to make any meaningful improvements to past spending.
     

  3. Hiding Election Documents - The current Board and Towers Property Management have both refused to allow the proxies used in their election to be reviewed in person when a request was made. This raises serious ethical questions as to what they're hiding and covering up, and it's even more egregious that Ben Isip from the property management company is complicit in this. No documents of an association should ever be hidden from review by a member of that association, and any BOD or Property Management Company that refuses to allow a member of the association to review them should be immediately removed for improper conduct.

What can we as a community do?

For the moment, I'm collecting interest from others that share these concerns. If the BOD won't take us seriously, we need to reach at least 50% of the community and distribute forms to recall the current BOD and replace it with one that will embrace transparency of any and all community documents, listen to the community, and respect the hard earned money of the homeowners of this association.

If the BOD refuses to listen to us, then we need to find 3 people willing to serve on the board, after which we can distribute proper recall forms. We'll need people to reach out to their neighbors for support. With 240 homes in the community, we just need 12 people to get 10 forms each and we can fix our current problem if it comes to that.

What can the current Board of Directors do to avoid this?

  1. Jose Diaz must resign. While the community appreciates what he does in maintaining the front entrance, he has shown that he has no place as a director of the association and cannot be expected to manage the community finances or projects. He had his chance, and we're now in a dire financial situation. We cannot ever have faith in a board with Jose sitting on it.

  2. The BOD must vote to force Ben Isip and Towers Property Management to allow any member of the association to review the physical paper copies of the election documents used in their election so that we can validate their authenticity. No person claiming to be of moral character can possibly support hiding those documents.

  3. The BOD must vote to rescind the Special Assessment on the community and return any money already paid by members as part of that. In addition, the BOD should stop listening to the financial advice of Towers Property Management or find a more reputable management company that serves the interest of the community.
